Terms and Conditions
Home Suite Tiny Homes LLC
Effective Date: October 1, 2026
By using this website, requesting a quote, placing an order, paying a deposit, or purchasing a product or service from Home Suite Tiny Homes LLC (“Home Suite Tiny Homes,” “we,” “us,” or “our”), you agree to these Terms and Conditions (“Terms”) and any relevant agreements or contracts.
1. Products and Services
Home Suite Tiny Homes LLC offers tiny homes, prefabricated and accessory structures, related products, delivery coordination, setup packages, and associated services.
All product details, specifications, prices, and availability may change without notice unless guaranteed in writing.
2. Website Accuracy
This website strives for accuracy in descriptions and visuals, but actual products may differ in color, scale, features, and materials. Final specifications are determined by the signed purchase agreement.
3. Pricing
Pricing shown on the website and marketing materials are starting prices and generally exclude land, site preparation, permits, taxes, utility connections, and other site-specific costs unless stated otherwise.
4. Shipping and Delivery
Shipping promotions may be advertised but typically do not include transportation from port to property, unloading, installation, or site work unless specified in a signed agreement.
Delivery and setup packages may include delivery and/or setup, with exact services detailed in the customer's written agreement. Additional charges may apply for difficult or undisclosed site conditions, and customers must provide accurate delivery site information.
Customers are responsible for ensuring safe and legal site access and for obtaining any necessary permissions for access across third-party properties.
5. Permits, Zoning, and Due Diligence
Permits, code compliance, and all due diligence regarding zoning, setbacks, boundaries, easements, restrictions, and utility availability are the customer's responsibility unless otherwise stated. Customers are encouraged to consult professionals before purchase.
6. Orders, Deposits, and Cancellations
Orders are not final until all documents and required deposits are received and accepted. Deposits may become non-refundable once manufacturing or customization begins, and cancellation or refund rights are governed by the purchase agreement.
Customer-requested changes after ordering may incur additional charges, delays, and require written approval.
7. Manufacturing, Shipping, and Delivery Timelines
Manufacturing, shipping, and delivery dates are estimates unless guaranteed in writing and may be affected by factors outside the company's control, such as delays, shortages, weather, or government actions.
8. Inspection and Damage
Customers must inspect deliveries promptly and document any damage or missing items for claims.
9. Warranties
Warranties are provided by manufacturers or third parties and are limited to their terms; Home Suite Tiny Homes does not offer additional warranties unless stated in writing.
Normal wear, improper maintenance, third-party installation, and environmental damage are typically excluded from warranty coverage.
10. Third-Party Contractors
Home Suite Tiny Homes may refer customers to independent contractors but is not responsible for their work unless otherwise stated.
11. Financing
Financing, if available, is provided by third-party lenders, and approval and terms are determined by the lender.
12. Land
Land is not included with tiny home purchases unless specified in writing, and any real estate services are handled separately by licensed brokerages.
13. Intellectual Property
The company's intellectual property, including website content and branding, may not be used without permission.
14. Prohibited Use
Users are prohibited from interfering with website security, introducing malicious software, unauthorized access, fraudulent use, or improper data extraction.
15. Limitation of Liability
Home Suite Tiny Homes LLC limits its liability to the maximum extent allowed by law and is not responsible for indirect or consequential damages or for delays due to force majeure events.
16. Indemnification
Users agree to indemnify the company for claims arising from misuse of the website or violation of the Terms.
17. Governing Law and Disputes
Disputes are governed by Hawaii law, with venue in Hawaii unless otherwise agreed, and parties are encouraged to resolve issues through direct communication before legal action.
18. Severability and Waiver
If any part of the Terms is found invalid, the rest remains in effect. Failure to enforce any provision does not waive rights.
19. Changes to These Terms
The company may update the Terms, and the version in effect at the time of transaction applies unless otherwise agreed.
20. Controlling Documents
The signed purchase agreement and related documents control each transaction, not website or marketing content.
